Dunkin Donuts signed a lease for the corner commercial space directly across from the Jacob Burns theater in town. What is shocking is Pleasantville just completed a long term traffic study, and now the possibility of a store in that area could likely dramatically increase vehicular traffic to the downtime area (especially a busy area). And the most likely time for this dramatically increase in traffic will occur during the worst times, morning & afternoon commutes (e.g. coffee in the AM, and donuts at school release time). But, it is not too later, we can take action now! Also, there is already a Donuts Donuts in town (with better vehicular access). They are adding a 2nd Dunkin Donuts store. Their current location is on 505a Bedford Road, near the Subaru Car Dealership.
Landlord wants the following concessions
- asking the town remove some of the public parking in the lot behind the building for rear store access doors. Parking is already an issue, so this is not a wise idea.
Concerns About Dunkin Donuts on Manville Road & Washington Ave
- significantly increased vehicular traffic during rush hour commutes
- illegal car standing/parking along Manville Road

- reduced pedestrian safety on crossing Manville due to cars blocking (see above) drivers view of children crossing the street

It's not too late to prevent this. Save our beloved and unique Westchester village by voicing your concerns at the upcoming meeting and your elected officials. There is a reason why our village is so special, let's keep it that way.

I am unble to attend the meeting tomorrow night February 7th but feel free to voice my comments.
I can't believe that the Town Of Pleasantville would approve a second Dunkin Donuts in the middle of town.
(1) We don't need a third coffee place in a three block area, and certainly not a second Dunkin Donuts in town. If Dunkin Donuts wanted a more central location (better foot traffic) they should have beaten Starbucks out of their spot.
(2) The traffic is alredy getting conjested and the parking strained as it is without another "fast food" place in town. Since it has no seating area, it is truely like a "drive though" establishment and that raises the volume of patronage as opposed to a place where people need to sit, relax, or eat a meal. I understand that traffic studies have shown that our traffic situation in downtown is more the congested.
(3) Why not encourage a business that adds to the towns portfolio of stores and brings value to residents. A second fast food place, and a third coffee place adds no value to down town's offerins.
On top of the modern-esk architecture the Town has allowed the Burns Center to erect just down the block, it appears to me that our leadership is not looking to maintain the architecture and community feel of Pleasantville, but rather just fill space with the first thing that comes along - whether it fits in or not!

I'll read your comments to the group. Also, please voice your opinion to the trustees as well and tell them you want a "formula business ordinance passed" which will prevent cookie cutter stores.
